Access Statement for the Seacroft

Introduction

Our guest house has 7 guest rooms, all of which are en-suite and non-smoking. It is a terraced building over 100 years old, and therefore has stairs to each level, as well as stairs to the main front door. We do not have any ground floor rooms, which makes us unsuitable for wheelchair users, and those with limited mobility.

Pre-Arrival

· We are located on Lord Street, which is a one way street.
· The town centre is within five minutes walking distance.
· The nearest railway station is Blackpool North, which is approximately two minutes walk to the guest house.
· There are several local taxi companies, and we can make bookings in advance for you.
· Our website provides pictures of our accomodation, and further information about the services we provide.
· You can contact us by telephone or e-mail. 

Arrival & Car Parking Facilities


· Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
· To ensure your accomodation is ready we ask guests to not normally arrive before 2.00pm. Earlier arrival may be possible by prior arrangement.
· On-street parking is limited from Easter until the beginning of November. Outside of these times we have been advised that parking is permitted on single yellow lines outside the guest house.
· Guests can park outside while luggage is unloaded, and we can give directions to local car parks.
· If required, we offer assistance with luggage.

Main Entrance, Lobby & Reception

· There are four steps to the front door.
· The front door is normally open, but you will need to ring the door bell as the inner door is kept locked.
· On the ground floor is the Breakfast Room, Reception Lounge and Bar.

Public Areas - Hall, Stairs, Landings, Corridors etc. 


· The front entrance hall leads to the Bar and Reception Lounge. There is an emergency bell on our private door should guests need us after hours.
· The guest house has parquet flooring on the ground floor but is carpeted throughout the first, second and third floor.
· There are eleven stairs to the first floor , and straight on up four more stairs is room 103. There is a small landing with a further six stairs that leads to rooms 101 and 102.
· Another set of eight stairs leads to the second floor, and straight up three more stairs is room 203. There is a small landing with a further six stairs that lead to rooms 201 and 202.
· Another five stairs lead up to a landing, then up a further eight stairs lead to room 301.
· The guest house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
· In addition to central heating, all rooms have an oil filled electric radiator, which is thermostatically controlled for extra heat.
· A leaflet rack with local events/attractions can be found by the front door.

Public Areas - Bar, Reception Lounge, Breakfast Room, Lobbies etc.

· We are licenced for the sale of alcohol.
· The bar is situated at the front of the building on the ground floor.
· The lounge has two large leather sofas, bar stools, centre coffee table, TV and a music system.
· There is a toilet off the lounge area.
· Free Wi-Fi is available. Please ask at reception for the code.

Breakfast Room

· We serve a continental style breakfast.
· There are four breakfast tables, and we can seat sixteen people for breakfast in one sitting.
· Breakfast is served between 9.30am to 10.00am throughout the week.

Bedrooms and Sleeping Areas.


· All rooms are en-suite consisting of a shower, WC, basin, shaving point, mirror and light.
· All rooms have a fridge and a small safe.
· Tea/Coffee facilities are provided in each room.
· Also provided is a hair dryer, iron and ironing board.
· All duvets and pillows are synthetic. Bedding is polycotton.
· All rooms have wardrobes and drawers.
· Each bed has a bedside lamp.
· All rooms have televisions with Freeview, and work with a remote. 
· All rooms have a DVD player.
· Room 101 has two single beds with access from both sides.
· Room 102 has a double bed with access from both sides.
· Room 103 has a double bed with access from both sides.
· Room 201 has a king-sized bed with access from both sides.
· Room 202 has a double bed with access from both sides.
· Room 203 has a double bed with access from both sides.
· Room 301 has a king-sized bed with access from both sides.

Additional Information

· There is a fire extinguisher in the entrance hall by our private door.
· Additional fire extinguishers can be found on the landings below rooms 103, 203 and 301.
· In the event of a fire the fire alarm will sound. On arrival at the guest house, please refer to the evacuation procedure, which can be found on the back of each bedroom door, and also in the entrance lobby and breakfast room.
· The building can be evacuated via the front door. In an emergency there is also an exit via our private accomodation.
· Smoking is prohibited in all areas and rooms of the guest house.
· Checkout is 11.00am. Subject to availability, we can offer a late checkout (up to 2.00pm) at a cost of £10.00 per room.
· Luggage can be left on the day of departure (up to 2.00pm) at owner's risk.
